Late summer slow-down continues for Edmonton housing activity

June commercial activity was characterized by increased sales inventory across most segments, with MFC leading the way. In contrast, land inventory declined, and leasing inventory fell in every segment except Office.

Average residential price pulls back in June as inventory levels continue to rise
The Greater Edmonton Area (GEA) real estate market reported 2,746 sales in June 2026, increasing 7.5% in comparison to activity in May 2026 and decreasing 4.1% compared to June 2025. There were 4,475 new listings — a month-over-month decrease of 3.6% and a year-over-year increase of 10.1%. Inventory levels rose 2.9% from the previous month and are 22.2% higher than June 2025.

The commercial condominium sector in Edmonton continues to attract a diverse group of occupiers and investors, while owners benefit from overall cost-savings and growing equity. From 2020 through 2023, ownership of commercial condo units increased consistently on a year-over-year (y-o-y) basis – surpassing 2019 levels in 2022 and posting further y-o-y growth in 2023. After a quieter year in 2024 investment in this asset group rebounded dramatically though 2025.

Leasing conditions in Edmonton's office market appear to have stabilized following a sustained decline in activity that began in mid-2023.
Over the final three quarters of 2025, quarterly leasing volumes levelled off at approximately 250,000 square feet. Despite this stabilization, total leasing for the year marked the lowest annual volume recorded over the past three years. Early leasing indicators suggest this steadier pace has continued into 2026.

The Greater Edmonton Area (GEA) real estate market reported 2,557 sales in May 2026, increasing 3.2% in comparison to activity in April 2026 and decreasing 13.4% compared to May 2025.
