Residential sales for the Greater Edmonton Area (GEA) in January 2022 rose 1.5% vs December 2021 (month over month = M/M) and 14.4% from January 2021 (year over year = Y/Y)

New residential listings decreased 8.9% Y/Y but were up 55.7% M/M. Total inventory was down 14.8% Y/Y and up 5.0% M/M.

Single-family home unit sales are up 10.0% Y/Y and 3.5% M/M. Condo sales were up 21.6% Y/Y and down 0.9% M/M.

Duplex/rowhouse unit sales were up 19.1% Y/Y and down 3.0% M/M.

Average price was $376,923, down 1.1% Y/Y, and up 3.5% M/M. Single-family homes averaged $445,932, a 4.3% Y/Y increase & down 3.6% M/M. Condo avg sale price was $224,566, up 3.7% Y/Y, and 3.5% M/M. Duplex prices increased 11.1% Y/Y to $382,471, & 5.4% M/M.

The MLS® Home Price Index (HPI) composite benchmark price came in at $416,000, a 6.1% increase from January 2021, and up 1.2% from December 2021.
