The Orchards, Edmonton: Master-Planned Living at Ellerslie

The Orchards, Edmonton: Master-Planned Living at Ellerslie

The Orchards at Ellerslie was designed to feel like a village — tree-lined streets, front porches, a private community clubhouse, and even its own farmers' market. If you want small-community warmth without leaving Edmonton, this southeast neighbourhood deserves a tour.

The homes

As a master-planned community, The Orchards offers a deliberate mix: townhomes (often the most accessible entry point), duplexes, and detached single-family homes, many built within the last decade. It's a strong hunting ground for first-time buyers and investors alike — modern layouts, reasonable condo fees on townhome complexes, and homes that show well simply because they're newer.

Schools

Two newer schools serve the area: Jan Reimer School (K–9, public) and Divine Mercy Catholic School (elementary). Designated placements include Menisa, Dan Knott, and J. Percy Page for public students, and Father Michael Mireau and Holy Trinity for Catholic students—so families are covered from kindergarten through graduation.

Amenities and lifestyle

The standout is The Club House, exclusive to residents: an ice rink, tennis courts, splash park, basketball court, community fire bowls, and a community garden. The Orchards Farmers' Market runs Monday evenings through the summer with local vendors and home-baked goods. Ponds, trails, and playgrounds weave through the plan, and an annual homeowners association fee maintains all shared amenities.

Getting around

The Orchards sits near the Anthony Henday with easy access via Ellerslie Road and 91 Street. Summerside, Walker, and South Edmonton Common are all minutes away, and downtown is a reasonable commute — well positioned for both work and weekends.

What to budget for

Townhomes here are among the most affordable newer options in southeast Edmonton. Factor the annual HOA fee into your monthly budget, and confirm exactly what it covers before you buy — it maintains the Club House and common areas that make this community special.

Selling Your Home in Fort Saskatchewan, Alberta: A River-City Seller's Guide

Selling Your Home in Fort Saskatchewan, Alberta: A River-City Seller's Guide

Thinking of selling your Fort Saskatchewan home? You're selling in one of the capital region's best value stories. The Fort pairs small-town pace with serious amenities — the Dow Centennial Centre, river valley trails, historic downtown — plus bigger lots and lower prices than comparable Edmonton homes. That combination keeps buyers coming up Highway 15 and 21.

Who's buying in Fort Saskatchewan

Refinery Row and Industrial Heartland workers wanting a short commute, Edmonton and Sherwood Park families trading up for bigger yards, first-time buyers finding value, and buyers specifically hunting newer communities like Southfort and South Pointe. The recreation facilities and trail system convert a lot of visitors into buyers.

Pricing it right

Price against recent Fort Saskatchewan sales first — this is its own market with its own comparables. Then frame the value against Edmonton and Sherwood Park: buyers come here for more space per dollar, so make that gap visible in your listing. Overpricing surrenders the value advantage that drives demand.

What makes Fort Saskatchewan homes sell faster

Space and lifestyle sell here: highlight big lots, double garages, walkouts, and river valley or trail access. Newer Southfort-area builds should stress modern finishes and energy efficiency; established homes win on mature trees and generous yards. Mention the Dow Centennial Centre, schools, and the 25–30 minute Edmonton commute — commuters do the math.

Timing your sale

Spring brings peak family-buyer activity around the school calendar. But the Fort's industrial employment base produces year-round relocation demand — well-priced homes attract attention in every season.

Selling Your Home in Leduc, Alberta: A Commuter-City Seller's Guide

Selling Your Home in Leduc, Alberta: A Commuter-City Seller's Guide

Thinking of selling your Leduc home? You're selling in one of the capital region's steadiest markets. Leduc's position — minutes from the Edmonton International Airport, next to the Nisku business park, and a straight shot up Highway 2 to Edmonton — gives it a deep, diverse buyer pool that most small cities can't match.

Who's buying in Leduc

Airport and Nisku workers who want a short commute, Edmonton buyers trading city prices for more house and bigger lots, first-time buyers entering through affordable pockets like Bridgeport, and families drawn to neighbourhoods like Southfork and Windrose with their parks and trails. Telford Lake and the recreation centre add lifestyle pull.

Pricing it right

Price against recent Leduc sales first — this market has its own rhythm, distinct from Edmonton's. Position the value gap against south Edmonton comparables: buyers come to Leduc for more home per dollar, so your listing should make that math obvious. Overpricing erases the advantage that brings buyers here.

What makes Leduc homes sell faster

Commute and lifestyle in the listing copy: minutes to the airport, quick Highway 2 access, Telford Lake trails, and the Leduc Recreation Centre. Newer builds should highlight builder warranties and modern efficiencies; established homes win on mature landscaping and larger lots. A clean, bright presentation photographs especially well against Leduc's open skies.

Timing your sale

Spring brings the strongest buyer wave, timed with the school year and job relocations around the airport and Nisku. But Leduc's employment-driven demand means serious buyers search year-round — relocation buyers don't wait for spring.

Thinking of selling in Leduc?

Find out what your Leduc home is worth in today's market. Call or text me at (780) 972-8811 for a free, no-pressure home evaluation.

Beaumont, Alberta: Small-Town Living Minutes from Edmonton

Beaumont, Alberta: Small-Town Living Minutes from Edmonton

If you want small-town warmth without giving up city access, Beaumont deserves a serious look. Sitting just south of Edmonton, this growing town pairs a genuine community feel with an easy commute — bigger lots, friendly streets, and more house for your money.

The homes

Mostly single-family detached homes on generous lots, plus a growing selection of new builds, duplexes, and townhomes. Dollar for dollar, Beaumont buyers typically get more space — indoors and out — than the same money buys in Edmonton. Newer developments sit alongside established streets with mature trees.

Schools

Families are served by local public and Catholic schools right in town, with more options a short drive away in Edmonton and Leduc. As with any move, confirm your designated school by address before buying — I'm happy to check for any home you're considering.

Amenities and lifestyle

This is small-town Alberta at its best: a recreation centre, local shops and restaurants, community events through the year, and neighbours who know your name. Outdoor lovers get trails, parks, and wide-open prairie skies, with Edmonton's full amenities a short drive north.

Getting around

Beaumont offers easy highway access into south Edmonton for work and shopping, and the Edmonton International Airport is a short drive away — handy for travel. Most daily needs are covered right in town.

What to budget for

Beaumont's calling card is value: Expect more home for the money than in Edmonton proper, but budget for commuting costs and confirm what's included in new-build pricing before writing an offer.

Selling Your Home in Laurel, Edmonton: A Meadows Community Seller's Guide

Selling Your Home in Laurel, Edmonton: A Meadows Community Seller's Guide

Thinking of selling your Laurel home? You're holding one of southeast Edmonton's most practical family properties. Laurel's newer homes, reasonable entry point, and unbeatable access — Anthony Henday on two sides, Mill Woods Town Centre minutes away — keep a steady stream of first-time buyers and young families looking here.

Who's buying in Laurel

First-time buyers stretching for a detached home, young families upsizing from condos and townhomes, and commuters who want Henday access without the southwest price tag. Laurel's 2007-and-newer housing stock means buyers expect modern floor plans and finishes — and they're willing to pay for move-in ready.

Pricing it right

Laurel competes on value, so price against recent Laurel and Meadows-area sales first. Overpricing pushes buyers toward neighbouring communities with similar homes. A sharp, realistic list price here typically earns strong showing activity in the first week — this is a high-demand segment where well-priced homes move.

What makes Laurel homes sell faster

Move-in ready wins. Fresh paint, updated lighting, and a tidy, landscaped yard separate your home from the tired rental down the street. Name your advantages in the listing: Henday access, proximity to the Meadows Community Recreation Centre, Mill Woods Town Centre shopping, and transit connections. Families buy the convenience as much as the house.

Timing your sale

Spring remains the strongest window, when first-time buyer activity peaks. But Laurel's affordability means motivated buyers search year-round — a well-priced, well-presented home draws attention in any season.

How to get real estate leads

How to Get Real Estate Leads (REALTOR® Lead Generation Guide)

Real estate leads come from one simple formula:

More conversations + more visibility + more value = more opportunities

Successful REALTORS® do not wait for leads to appear — they build systems that consistently create conversations with potential buyers and sellers.

1. Build Your Database (Your 1 Lead Source)

Your database is your most valuable real estate asset.

Start by adding:

Family

Friends

Past coworkers

Neighbours

School contacts

Community connections

Social media contacts

Local business owners

Past clients

Goal:

Build a database of at least 500 contacts over time.

Your database should include:

✅ Name ✅ Phone number ✅ Email ✅ Relationship ✅ Home ownership status ✅ Buying/selling timeline ✅ Important personal details

The goal is to stay connected so you are the first REALTOR® they think of.

2. Sphere of Influence (SOI) Prospecting

Your first leads usually come from people who already know you.

Daily activities:

Call 5–10 people

Send personal messages

Check in with past contacts

Ask about their real estate goals

Provide market updates

Example:

"Hi Sarah, I was thinking about you and wanted to see how things are going. I’m growing my real estate business and staying connected with people I know. How have you been?"

The goal is to start conversations — not immediately sell.

3. Ask for Referrals

Referrals are one of the highest-quality lead sources.

Ask everyone:

"Who do you know that may be thinking about buying, selling, or investing in real estate?"

Referral opportunities come from:

Friends

Family

Past clients

Business contacts

Other professionals

Create a habit of asking every week.

4. Open Houses

Open houses are one of the best lead sources for new REALTORS®.

They generate:

Buyer leads:

People actively looking

First-time buyers

Investors

Seller leads:

Neighbours curious about prices

Homeowners considering selling

To maximize results:

Before the open house:

Invite neighbours

Post online

Call your database

Create local awareness

After:

Follow up within 24 hours

Add contacts to your CRM

Provide market information

5. Social Media Lead Generation

Social media builds awareness and trust.

Focus on becoming a local real estate expert.

Content ideas:

Buyer Content:

"How much home can you afford?"

"5 mistakes first-time buyers make"

"Calgary neighbourhood spotlight"

"What $700,000 buys today"

Seller Content:

"How to increase your home's value"

"Preparing your home for sale"

"Current market update"

"Should you sell before buying?"

Personal Branding:

Your story

Community involvement

Behind-the-scenes

Client wins

Local businesses

People hire people they know and trust.

6. Create a Website That Captures Leads

Your website should have lead magnets.

Examples:

Buyer Lead Magnets:

First-time buyer guide

Mortgage checklist

Home search guide

Moving checklist

Seller Lead Magnets:

Home value report

Seller preparation checklist

Home staging guide

Selling timeline

Capture:

Name

Email

Phone number

Then follow up.

7. Run Facebook & Instagram Ads

Paid advertising can generate leads when done correctly.

Examples:

Seller Ads:

"Find out what your Calgary home could sell for in today's market."

Buyer Ads:

"Download the 2026 Calgary Home Buyer's Guide."

Successful ads include:

✅ Clear offer ✅ Strong image/video ✅ Simple landing page ✅ Fast follow-up

8. Door Knocking

Door knocking creates direct homeowner conversations.

Best targets:

Your neighbourhood

Recently sold areas

Expired listings

New developments

Communities with high turnover

Conversation starter:

"Hi, my name is Megan. I’m a local REALTOR® and I’m introducing myself to homeowners in the area. I recently helped clients nearby and wanted to provide a quick market update."

9. Community Farming

Choose a neighbourhood and become the local expert.

Marketing ideas:

Monthly market updates

Just listed postcards

Just sold postcards

Community guides

Local business spotlights

Seasonal tips

Neighbourhood events

Consistency builds recognition.

10. Use Real Estate Lead Platforms

Potential sources:

Brokerage-generated leads

REALTOR.ca inquiries

Zillow-style platforms (where available)

Social media leads

Google Ads

Website inquiries

Home valuation requests

The key is speed.

A lead contacted within minutes is much more likely to convert.

11. Network and Build Referral Partnerships

Create relationships with:

Mortgage brokers

Lawyers

Accountants

Insurance professionals

Builders

Contractors

Divorce professionals

Financial planners

A strong referral network creates consistent opportunities.

12. Prospect Expired Listings & FSBOs

Homeowners trying to sell without a REALTOR® may need help.

Approach with value:

Market analysis

Pricing advice

Marketing strategy

Negotiation expertise

Avoid being aggressive — focus on education.

13. Create Google Visibility

Many buyers and sellers search online before contacting an agent.

Optimize for searches like:

"Calgary REALTOR®"

"Best REALTOR® in Calgary"

"Sell my house Calgary"

"Calgary home values"

"First-time home buyer Calgary"

Create:

Blog posts

Videos

Market updates

Community pages

14. Follow Up With Leads Consistently

Most leads do not convert immediately.

A good follow-up system:

Day 1:

Call + text + email

Week 1:

Provide helpful information

Monthly:

Market updates

Quarterly:

Personal check-in

Yearly:

Home anniversary, holiday messages, client events

Daily Lead Generation Schedule for New REALTORS®

Morning:

✅ Call 10 people ✅ Follow up with leads ✅ Update CRM

Afternoon:

✅ Showings/appointments ✅ Door knock ✅ Create content

Evening:

✅ Networking ✅ Social media engagement ✅ Client follow-up

Selling Your Home in Walker, Edmonton: What Sellers Need to Know

Selling Your Home in Walker, Edmonton: What Sellers Need to Know

Thinking of selling your Walker home? You're holding one of southeast Edmonton's most in-demand products. Walker's mix of affordable new homes, young families, and a growing community keeps buyer interest strong — but you're also competing with builder inventory, so strategy matters.

Who's buying in Walker?

Your buyer pool is deep: first-time buyers stretching their dollars, young families upsizing from condos, and investors chasing southeast Edmonton's rental demand. Walker's price point makes it many buyers' first realistic shot at a newer detached home — and that keeps showing requests steady.

Pricing it right

In a community where builders are still selling, pricing is everything. Price against today's builder offerings, not last year's headlines — overpriced resales sit while buyers walk into a show home down the street. A sharp list price in Walker usually earns multiple showings in the first week.

What makes Walker homes sell faster

Upgrades beat builder-basic. Finished basements, upgraded flooring and lighting, a double garage, and a landscaped yard separate your resale from a base-model spec home. Proximity to parks, ponds, and schools is worth naming in the listing — young families buy the lifestyle as much as the house.

Timing your sale

Spring remains the strongest window, when first-time buyer activity peaks. Watch for new builder phases releasing nearby — fresh inventory can pull attention, so listing just ahead of a phase launch, not into it, is the smarter play.

Keswick, Edmonton: A Prestigious New Riverside Community

Keswick, Edmonton: A Prestigious New Riverside Community.

Some buyers want the best address in southwest Edmonton — and right now, that's Keswick. Set along the river valley in the city's southwest, Keswick is a newer master-planned community built around constructed wetlands, winding trails, and some of the most impressive new homes in the city.

The homes

Keswick is firmly upscale new construction from respected Edmonton builders. You'll find executive single-family homes — many backing onto ravines or with river-valley views — alongside architecturally distinctive estate properties in pockets like The Banks at Hendriks Pointe. For buyers who want the location at a more accessible price, there are duplexes, paired homes, and townhomes, including the ONE at Keswick collection. Expect high-end finish packages as standard here, not upgrades.

Schools

Two brand-new schools anchor the community: Joey Moss School (K–9, public) and Joan Carr Catholic School (K–9), both with modern facilities built for a growing population. Designated high school placement is at Harry Ainlay, and strong nearby options include Dr. Margaret-Ann Armour School in Ambleside and St. John XXIII in Windermere.

Amenities and lifestyle

The master plan is the amenity: more than 21 acres of green space, three parks, three constructed wetlands, and over 8 kilometres of landscaped trails. Keswick Square and Royal Centre Keswick bring retail, medical clinics, cafés, and fitness studios right into the neighbourhood, and the Currents of Windermere district is minutes away. Golfers get the prestigious Windermere Golf and Country Club next door, plus Jagare Ridge and River Ridge a short drive away. The Greater Windermere Community League keeps the social calendar full with family programming.

Getting around

Anthony Henday access puts the whole city within reach, and the 170 Street corridor connects you to south-side shopping and services. The Edmonton International Airport is a short drive — convenient for frequent travellers — and downtown is a straightforward commute.

What to budget for

Keswick commands premium pricing for a reason: river-valley positioning, new infrastructure, and genuinely distinctive homes. Well-positioned lots move quickly here, so pre-approval and a clear must-have list matter before you start touring.

Thinking of buying in Keswick?

Keswick's best properties don't sit long. Call or text me at (780) 972-8811 and I'll put you at the front of the line for new listings.

How Real Estate Conditions Work

Understanding the Conditions in Your Offer

When your REALTOR® prepares an offer on a home, it will almost certainly include conditions. These are clauses that give you the right to walk away from the purchase, without penalty, if certain things do not go as expected. They are one of the most important protections a buyer has, and they are also one of the most misunderstood parts of the offer process.

Here is what the main conditions actually mean and how they work.

The Financing Condition

A financing condition gives you a set number of days to confirm that your lender will advance the mortgage funds needed to complete the purchase. Even if you have a pre-approval, a financing condition is important because the final mortgage approval depends on both your financial situation and the specific property being purchased.

Your lender will order an appraisal of the property to confirm it is worth what you are paying. If the appraisal comes in low, your financing may not be approved at the full amount you need, and a financing condition gives you an exit.

During the financing condition period you should be in close contact with your mortgage broker, responding quickly to any requests for documentation. The clock is running and lenders need time to complete their review.

The Home Inspection Condition

A home inspection condition gives you the right to have the property inspected by a qualified home inspector and to walk away if the findings are unacceptable to you. It does not guarantee that the seller will fix anything. It simply protects your right to know what you are buying before you are fully committed.

The wording of inspection conditions matters. Some are written so that the buyer can walk away for any reason following an inspection. Others are written more narrowly, requiring that a specific deficiency be found. Your agent will advise you on the standard wording in your market.

Regardless of market conditions, removing your inspection condition without having the inspection done is a significant risk.

The Sale of Existing Home Condition

If you already own a home and need the proceeds from its sale to fund your purchase, you may include a condition that makes your offer contingent on your existing home selling first. This protects you from owning two properties simultaneously if your home does not sell as quickly as expected.

The tradeoff is that sellers are generally less enthusiastic about offers with this condition, because it introduces uncertainty into their timeline. In competitive markets this condition can put you at a disadvantage against buyers who do not need it.

If you are in this situation, talk to your agent and your mortgage broker early. There may be bridge financing options that allow you to remove this condition while still protecting your financial position.

The Condo Document Review Condition

If you are purchasing a condo, your offer should include a condition giving you time to review the condo corporation's documents. These include financial statements, reserve fund studies, meeting minutes, bylaws, and the corporation's insurance policy. This review is how you assess the financial health and management quality of the building before you are committed to buying into it.

Do not skip this condition on a condo purchase. The documents tell you things that no showing or inspection ever could. Your REALTOR® can recommend a condo review document company that can help you make sense of the information.

What Happens When You Remove Conditions

Once you are satisfied with your due diligence, you sign a document waiving your conditions and the deal becomes firm. At that point both parties are legally committed to completing the transaction.

If you choose not to remove a condition because something has come to light that is unacceptable to you, the deal is terminated and your deposit is returned. This is the protection the condition was designed to provide.

Conditions in Competitive Markets

In hot markets, buyers sometimes waive conditions to make their offers more competitive. This is a calculated risk and one that should be made deliberately and with full awareness of what you are giving up.

Waiving a financing condition means accepting the risk that your mortgage may not be approved at the amount you need. Waiving an inspection condition means accepting the property in whatever condition it is in without a professional assessment. These are not trivial risks, and the fact that other buyers are willing to take them does not mean you should.

Talk to your agent about market conditions and what is realistic before you decide to waive anything.

Ellerslie, Edmonton: An Established Family Neighbourhood

Ellerslie, Edmonton: An Established Family Neighbourhood

Every other community in this guide is new — Ellerslie has roots. Established as a school district back in 1895, Ellerslie blends historic character with modern development, and its tree-lined streets and high homeownership rate give it a settled, cared-for feel that's hard to manufacture.

The homes

Housing here is genuinely diverse: about two-thirds of homes are modern single or semi-detached houses, roughly one in five are row houses, and the rest are apartments and condominiums. The eastern edge still holds older country-style homes that predate the main development. With homeownership above 80, pride of ownership shows — mature landscaping, maintained exteriors, and streets that feel established rather than under construction.

Schools

Ellerslie Campus (K–9, public) sits centrally and is popular enough that many grades fill quickly — a good sign of the family density here. Designated high school placement is at J. Percy Page, and Catholic families are served by Father Michael Mireau and Holy Trinity. It's a well-established school footprint, not a promise of future builds.

Amenities and lifestyle

The interior of Ellerslie is surprisingly green: preserved stands of aspen and balsam poplar, a network of pathways connecting ponds and open spaces, Ellerslie Crossing Park, and nearby Charlesworth Park with its splash park and community garden. The Ellerslie Rugby Park hosts local and regional matches, and the active Ellerslie Community League organizes neighbourhood events. South Edmonton Common is about five minutes away, and the Mill Woods and Meadows recreation centres are close for indoor sports and swimming.

Getting around

Ellerslie is bounded by the Anthony Henday to the north and Ellerslie Road to the south, with 91 Street and 66 Street running through — genuinely convenient access in every direction. It's one of the easier southeast communities for commuting, whether you work downtown, at the south-side industrial areas, or anywhere in between.

What to budget for

Because much of Ellerslie is established rather than brand-new, you often get more home for the money than in newer communities — and fewer surprise levies. Mature neighbourhoods like this also mean you can see exactly what you're buying: no guessing what the street will look like in five years.
